Elton Homes has recently formed with the sole objective of building fine houses in traditional materials on selected plots in attractive locations.

The company consists of four directors who between them have been associated with development and construction for some time - one of which who has been developing in the area for nearly twenty years, and has been involved in building some of the most prestigious and sought after houses in the locality.


Valley View in Ketton is the latest development by Elton Homes and is found on a wonderful site in Geeston Road.  Ketton is without doubt one of the most prime villages in the county of Rutland - the county itself is famous for it's beautiful rolling countryside and the predominantly stone built market towns of Oakham, Uppingham and Stamford.

THE HOUSES

The houses are built in local natural stone from Clipsham with matching quoins lintels and sills.  The roofs are covered with slate and Bradstone Collyweston roof tiles - all to enable the the properties to blend into the local surroundings.

The main entrance to the development will be tarmac with golden chippings.  The house drives will be in golden washed gravel.  The fronts of the properties will be turfed and and the rear will be seeded.  There will be a generous amount of paving and patio areas with a low level wall to the rear of the patio.  The gardens will have closeboarded fencing to main boundaries and post and rail to dividing boundaries.

Internally

Kitchen and Utility - The kitchen will be chosen from one of the selected local suppliers.  It is envisaged that the kitchen will be of the hand painted style with timber edged work surfaces and granite top to the centre of the island.  There will be a generous allowance of appliances including oven, ceramic hob, fridge freezer, dishwasher, waste disposal and ceramic sink.  The utility will be in matching units and have plumbing for washing machine and a vent for the drier if required.

Bathrooms and Shower Rooms - All fitted with Victorian style sanitary ware from the Fordam range of bathroom fittings with traditional chrome taps.  The baths will have shower mixer taps.  The showers will be power showers with Fordam bases and shower screens.  White towel rails will be fitted to the main en-suite bathrooms.

Wall Tiling - The bathroom and shower rooms will be half tiled behind baths and sinks, and fully tiled to shower enclosures chosen from the Porcelanosa range of tiles.  The kitchen will be tiled between wall cupboards and work surface with splashbacks to the utility.

Floorcoverings - The conservatory, the kitchen and utility floors will be tiled in complimenting tiles to be chosen by the purchaser.

Central Heating - Gas fired central heating system with thermostatic radiator valves.

Electrical - Generous allowance of power points, BT points and TV points with satellite wiring.  Main reception rooms having recessed lighting wall lights and brassware.

Security - Each home is fitted with an approved burglar alarm.

Decoration - Convex coving is fitted to all rooms except reception rooms which will have ornate coving.  All internal woodwork will be painted Ivory satin finish.  Ceilings will be smooth plastered and painted with ivory.  Walls will be painted to choice if programme allows.  All external decoration will be in magnolia gloss finish.

Doors, Windows and Conservatory - All in softwood painted timber.  Fully weather stripped and double glazed with sealed units and security locks.

Fireplace - To be chosen from Aspect Fireplaces of Whittlesey.

Warranty - Houses have the Zurich Municipal house Guarantee.


Ketton is situated three miles from Stamford and eight miles from Oakham.  The heart of the village is predominantly built in local natural limestone, with a beautiful village brook flowing through the centre of the village.  Local amenities include two pubs, Ketton Club, a busy village sports association with quality football, cricket and tennis facilities, village store, newsagent, garage, hairdressers, library, Methodist Chapel and Church of England Church.  There is a nearby equestrian cross country course and the village is surrounded by a number of well established golf courses.

Ketton also has it's own Church of England Primary School in the middle of the village.  Educationally the area around Ketton boasts some of the finest schools in the country with Uppingham, Oakham and Stamford all nearby.  Rutland is also well served with primary and secondary state education facilities.



Introduction to Rutland

The county boasts 54 pretty surrounding villages and is centrally located in England and has good road access (situated between the A1 and M1).  There are also excellent rail links to London.  Some local attractions include;

  • Rutland Water - A very popular tourist attraction for cycling, windsurfing and sailing.  In addition there are nature reserves.
  • Burghley House - Historic house who also host the annual Horse Trials.
  • Tolethorpe Hall - Nationally famous Open Air Theatre hosting Shakespeare plays annually. 
  • Oakham - The county town of Rutland.  Rich in history and character, Oakham is now a bustling market town situated about 100 miles north of London, 20 miles from Leicester and Peterborough, and less than an hour's drive from Nottingham.
  • Uppingham - A traditional English country town.  The centre of the town is based around the market place which dates back to 1281 A.D.  Markets are still held here every Friday.  Several of the buildings are made from the local stone, many of which date back to the 15th Century.  There is a good selection of shopping and amenities in Uppingham.
